As far as likeliness of getting sued over an icy slip and fall I've only heard about legal action in like 2 situations up here in my town.  Both times at businesses and not rental homes. 

I have 5 rental homes and my mother has 14.  Tenants are responsible for their own snow removal and neither of us has had any issue at all on the issue.   Its snowy and icy 6 months out of the year here as well. 

So I don't think it's very common.

No, I don't have any multi units, I didn't see anything in the OP about it being multiple family.  My comment was based on sfh. That would be different I understand than say an apartment building.

Snow removal just like lawn mowing is the responsibility of the tenant in all my rentals.  Why do you guys make it your problem?

I'm in ND btw, we have alot of snow and ice.

Anytime I have a vacancy I post on the Facebook "Rummage sale" site for my area.  I usually get 5-10 people message me and I weed them out and choose the best candidate out of those.  As soon as they express interest I just tell them I have a quick 5 question questionnaire for them to answer and I will let them know later.  If I have several that seem qualified I will meet with them for a showing and sort of get a feel for them and choose the best one of them.  I've been able to fill every place within a couple of weeks.

So, in short, try Facebook. 

Ummm, yeah, I guess I would have them collect their things, do what you gotta do with the security deposit and look for your next renter.  I wouldn't be charging them rent if they were out.

If you are playing the landlord game, don't let tenants get behind on rent.  I burned myself twice listening to sob stories.

Someone mentioned listing them both as responsible to pay.

Doesn't that bite you in the rear when there is a problem down the road, they point fingers saying the other is responsible?  Whenever I have someone move in that has a roommate/girlfriend/etc I always tell the one I dealt with that he/she is responsible for the full rent, no exceptions.  It is up to him to collect whatever share his roommate and him worked out.

Before that I always hated when one roommate would pay, the other would get behind and then the blame game began about who owes me what.

I could just see that happening by putting two people down as responsible for payment.  Explain to me what happens when the mom and daughter get in a fight, a month and half later and the rent hasn't been paid.  Who owes you the money?  Don't see both because when you go to court they won't say both owe you.

I would put the mother down as sole payer in writing.

Where did you find comps in a town of 261, others that sold in that exact town?

@JC K. I have pretty much put the park behind me.  I own three trailers in the park now and its just an everyday battle trying to find quality tenants to move in and stay there, I'm too busy with my other jobs to fight with 30 people constantly haha.  The two single family houses I own and rent out don't have near the problems those three trailers do.

Maybe sometime in the future if I get a good enough deal on it I might be interested again but the more I think about it the less interested I become.  I would be more interested in just owning the land and collecting lot rent than owning the land and 14 trailers.  I assume he will be back out to talk to me sometime soon(He spends his winters out of state so he should be back in town soon),  If he wants to have a conversation about keeping the trailers and me buying the land I will discuss it with him but I am not interested in the park owned trailers.  I would probably sell the 3 I own there if that happened.

Yeah, probably not too likely there @Mike G.,  I don't really know what would be worse, if that figure is right or if it is wrong.  

If right, that means a whole year with not much going wrong and deferred maintenance that they are leaving for you haha.

If wrong, they are lying to you, what else are they lying about?
