The question is did your property manager actually do a background check and screening or did they just "pick" the first person that came along?

Just for discussion...for those that do so, how much info do you get when calling prospective tenants previous landlords?


Do they usually give you all the details you seek or is it kind of like job references where the former employers typically don't give much info beyond confirming that the person did indeed work there previously. 

I am just asking for conversation purposes,  I do not normally contact previous landlords although I do ask them where they are currently living as part of my screening questions.  I am in a very rural area compared to most of you so I already know or "know of" most people that want to rent from me.  I see in alot of posts on here that many call previous landlords and I was just curious if you get good Info or not.

About 2-3 hrs a month on 6 properties,  I self manage but do very little work myself on maintenance/repairs.

How much cash will you have leftover from the total deal if sold for $180k?

Ignoring the 8000 total loss, if the neighborhood is indeed sketchy and you have enough cash to invest in another place easier to rent I'd get out, $100 a month isn't worth the hassle.

I would ask someone at the factory you know what the issue may be and then either have them communicate to them to not unplug it or put up a sign explaining not to unplug it.

(Please do not unplug the Television) Chinese, not Mandarin(wasn't an option for Mandarin) but you get the idea and finding Mandarin shouldn't be too hard.

I actually told the lawyer I used to make my lease templates to "dumb it down" for my lease agreements.   She made me two, 1 for trailer houses and 1 for SFHs.  Some of the people you deal with in the rental world don't understand the leases with too much "legalspeak", I wanted them to understand what was in the lease above all else. 

Btw, I got charged $750 but whenever I need one or the other I just change the names, address, rate, etc and print out a new one.

I did a contract for deed on a trailer house in a park,  I put in the contract very simply that failure to pay the lot rent is the same as defaulting on the loan.

I only do month to month leases now, this is a big reason why.  The last tenant that was a problem with constant whining was a person that evidently came from a wealthy family and just didn't know anything about living in a house, he didn't know how to mow the lawn because he had never done it before, we replaced the dryer in the house because it wasn't working and noticed the dryer lint trap had never been cleaned, couldn't plunge a toilet, complained about a weird smell all the time, complained that one room was too cold, etc, etc,.  It was almost a daily occurrence for him to call and complain about something. 

Finally on one trip over there I told him (nicely) that obviously this house isn't meeting his standards and he should start looking for a new place to live.  That very quickly put an end to the majority of the complaints as there aren't very many houses this large to rent in our small town and he moved his large family up here so he really would have to cram into a 2-3br house or rent a couple apartments.

Just nicely state you are working on fixing the issue and if they wish they came move out at any time.

Bahahaha.  Whoops sorry, I didn't mean to laugh but wow, he missed all the info given that pointed to the fact he wasn't buying a house.

Do you add a "water collection fee" on top of the bill or something?  I'm just curious why he considers paying his water bill a "fee".
