Rent increase for Sept 2015 is from $1.40 now to $1.60. Sept. 2016 it goes to $1.75 and is fixed the last 3 years. They would like to buy the property once they have full capacity. They are buying additional buildings in the complex now for expansion. Option is possible if we gave them a break on the escalations.

This property is fully leased to a charter school and one of several building in use by the school. Lease in place until 2019 on this building, school grew 25% for this new school year 2015-2016. The tenant is a Hillsdale College affiliate who is a co-educational, non-profit liberal arts college in Hillsdale, Michigan, United States. Jay Nordlinger of the National Review has described Hillsdale as "the conservative Harvard. This is a true triple net where tenant pays all expenses on the property so the cash flow numbers are direct profit. Raj,

The market is tightening up but there are still deals to be had. Let me know if you would like to get an ice coffee and I can show you what we see going on. The multi family market has a rare opportunity downtown right now. The auctions for SFR have been very slow but the numbers selling have tripled in the past several days. Commercial has opportunities but you need to be able to hold and wait for the right tenants.

I totally disagree with the provided advice.

We don't rent section 8 because of the games the inspectors play. I will provide one example: Annual HUD inspection was completed and a list of repair items was required. We sent the handyman over to complete the repairs within 72 hours. Tenant caused every single repair item. Tenant denied access and rescheduled. At reschedule date no one was home. It was rescheduled again and he was able to complete 95% of the items. He scheduled a return after a HomeDepot run and no one was home. Finally he got in and fixed the remaining items as time ran out for reinspection. The inspector came back to reinspect and failed the unit over a cracked switch plate cover in the bathroom. The penalty was a $497.00 rental abatement. For a $0.25 item. The owner had spent about $575 to meet the repair list.

There is absolutely no reason in this market to subject yourself to the hassles and propensity for property damage. If you get a higher rental rate, it's usually offset by the cost of returning the property back to habitat condition. There are plenty of qualified tenants for any property type in Vegas right now.

I have 15 performing 2nd position loans available. They average 75% LTV. They can be purchased individually as well as a pool. The payments yield 10% on all loans, so you can collect the 10% until refinance or payoff and gain the discount between the balance and the price.

@Zachary Martin I think its a great idea. Keeps your interest in the family. Your credit will have pros and cons. It will show the payoff without refi, but unless your dad goes to a local agency to report the credit, you won't get the benefit of on time payments. Your debt to income will greatly improve though. Yes you can still take the interest deduction. There really aren't any legal issues with an installment sale agreement.
