@Megan Wilson If your question was easily answered, lawmen would be out of business. The pertinent clause will be specific to your game plan. In my humble advice,  never try and save $500 that could cost you tens of thousands later. Go hire an attorney.

My crystal ball has a crack and isn't speaking to me right now. All I can say is I watched the cash flow leveraged investors loose their butts, but the equity driven all guys remain. 15 yrs goes by quick. I have a couple guys on their last year or two before payoff and they had to pay some expenses along the way but the tenants really paid off the houses. And they are happy campers as they head into their mis 50's with free and clear rentals. 

Yes, your 15/30 yr comment is correct. You are welcome to call and chat more anytime.

$108 SQFT 3800 Bessemer SFR fits the ticket under $150K and if you go 15 yr @ 3.5% this is what it looks like in 7 years if your driving force is equity.

I think your end goal is important to know before comments create an optimal path. Looking back over the past years, the guys that sacrificed cash flow for principle reduction have done the best. Usually on 15 yr loans. But it comes down to your personal goal. I see the SFR rentals on the out skirts of Summerlin doing very well historically. We mange many in Desert Shores/surrounding areas and they get A+ tenants and stay occupied. Be careful getting too far out on the edges of town, they take longer to rent. could mean 2+ months vacancy in slow cycles. Condos are OK, the SFR's perform better though. If an apartment complex in the area cycles to high vacancy, their $99 move ins kill condos.

Try a One Nevada or Clark County Teachers credit union before you go to a bank.

@David Schach there are 3 classes. Our zoning created pocket clusters.  If your under 50 units, plan for a grind. 50-100 don't over pay. 100+ need to be deemed A+ units in great desirable locations. Can you make money on a 12 unit at Carey and belmont, yep. Are you going to earn every penny, absolutely!

Now if your are forward thinking, look at the downtown area that is regentrifying. There are great tenants but they want fully rehabbed units with good neighbors. Focus on arts, entertainment or business districts bordered by Maryland, I-15, Wyoming and US 95.

From our perspective(biased of course since your future in law can't trust anyone in NV with boots on the ground), Vegas has historically been good for single family rentals because of the transient nature here. Folks will move into town, be here 2-3 yrs and leave. many reasons but a couple are the airfare base, casino jobs, construction, etc. A great indicator is the vacancy rate for home rentals, today we have 2.75% vacancy in Tradewind, 11 out of 400+. Time on market is running about 2 weeks to locate qualified tenants. In the summer while schools out, we have homes rented before they are vacant.
