This property is fully leased to a charter school and one of several building in use by the school. Lease in place until 2019 on this building, school grew 25% for this new school year 2015-2016. The tenant is a Hillsdale College affiliate who is a co-educational, non-profit liberal arts college in Hillsdale, Michigan, United States. Jay Nordlinger of the National Review has described Hillsdale as "the conservative Harvard. This is a true triple net where tenant pays all expenses on the property so the cash flow numbers are direct profit. What are the annual rent bumps in the primary term for 2015,2016,2017,2018,2019??

It makes a difference if the cap stays at 9 or it adjusts up for inflation each year and the blended cap rate rises.

What are the increases that are called for in the option periods?? What are the option period renewals for 5 or 10 year blocks?? The annual rent increases do they happen each year or for instance 2% a year but every 3 years goes up in a 6% block??

With 4 years left it is not financeable with 4 years primary remaining with 25% down. Lender will want much larger down to protect against tenant not renewing and dark value with the appraisal. The cash required down to get a loan will negate the high cap and lower the cash on cash return.

Is the tenant willing to renew the option early with an incentive in place such as dropping or reducing rental increases in the option periods??
