Articles I should have in my real estate LLC

Im starting my business in state of VA however, at my three day workshop they mentioned that my llc should be in Nevada, something to do with privacy laws there. Now, they also mentioned that I should get my llc filed by a lawyer which will cost me around 600. Now, in VA, I can start my llc for about a 100 bucks online. However, I do not want to start my business on bad footing so to speak. So, my question is what articles are essential in a real estate investing business?
