I am a Florida landlord. I just evicted a tenant for withholding rent. If you are going to do it, deposit the rent in the court registry. If you break your lease, you may find you owe the entirety of the rest of your lease and forfeit your security deposit. Read your lease for guidance or speak to a local attorney. Also..... Read the Florida Landlord tenant law. A Florida landlord is required to provide heat. Ac is not required by Florida state law. But there is a requirement to maintain the property. Another recommendation...... If the property manager is not the owner, try contacting the owner. Not by text message. Text messages are easily forgotten. Send your requests by certified mail and CALL them. If a tenant texts me about something when im busy, i may not remember. Call or send a letter..... Or both. This is not legal advice. I am not an attorney. But these are my best recommendations based on my own experiences.

Is your zoning commercial or residential? Your city may not allow business in a residential zoned area.

Yea. I told her it was his rent. She said he doesnt need to rent anymore and she needed it for final expenses.

Yea. Thats happened to me with sec 8. They are overwhelmed and short staffed, i guess. But.... If it passed, you get paid, so..... I didnt fuss about it.

Ok guys. So heres the situation. I have one house of very long term tenants. 2 roommates. Great people. Last month one of the tenants died. He called me on the first to come pick up the rent. (Of all my tenants these are the only ones i do this for and only because i started it before i knew better and theyve been there for so many years). Anyway, he called me in the morning to come get the rent. I told him id come at 3pm. Literally he died right after i talked to him with my rent in his pocket. So his daughter from out of state got everything that was on him at the hospital. Well, the roomate had already given him his half of the rent to give to me. I know this to be true because the tenant that died told me he had it when he called me. Anyway, i was sad last month. The roomate was sad. So i told the roomate last month not to worry about last month because i already knew he had paid it even though i didnt receive it. Well, fast forward to this month, and he doesnt have it again. But this time, he had to make up a large leftover powerbill of his dead roomates he didnt expect. Part of me wants to work with him, but if it wasnt them, id have delivered a pay or quit notice today. I dont exactly have a bleeding heart and im usually quick on the ball when i dont get paid. Business is business and im usually just doing what i gotta do. In this case, however, what would you do? Theyve been with me almost a decade and im struggling with this one.

I would say that if these are issues that concern you, then there is no better time to inspect for them than during your inspection period. You are ultimately the one going to have to deal with the issues if they are present so its up to you. I personally have never done it, but as i hear more and more about it, I might in the future. I cant believe your tenants stayed through all that. Wow. Ive had some bad neighbors but that takes the cake.

You dont find private lenders on the internet. You find private lenders privately and from getting out and meeting likeminded people through your circle of influence. Investment groups are good place too sometimes. I havent done it but ive heard there are a few here once youve established yourself that may like what you may be doing. In any case, posting on craigslist will only get you scammed.
