Thanks, Edwin.  I'll keep them in mind.  They seem to be located in the SF and East Bay area.  I'm in the South Bay.  I know there are good ones out there, but they're probably the low key, honest, hardworking, & just get the job done type of company that are difficult to find.

I just read a newsletter about business trust and was wondering what people's experience has been with one. How much work did it take to set on up and how costly was it? Did you have an LLC beforehand? I currently have an LLC and was wondering how cumbersome it would be to move to a business trust, if it's a better option?

I own a small apartment complex in CA and am looking to get out and invest in OKC. Would love to hear from those of you with more experience what are the pros and cons of small apartments, SFH, and duplexes? I saw that someone said SFH tenants tend to stay longer. I've found that at least every other year, someone will move out of one of my unit. I also wonder if the pandemic will encourage more people to rent homes so that they can work from home and have more distance from others for social distancing.

My personal umbrella insurance company can't cover my 4-plex as they consider this commercial insurance. Who are you using for this coverage?

I have a 4-plex that has home/ fire and earthquake insurance. Do I also need to buy umbrella insurance for the place? I don't live there.
