4-plex vs. SFH vs. duplex

I own a small apartment complex in CA and am looking to get out and invest in Indianapolis. Would love to hear from those of you with more experience what are the pros and cons of small apartments, SFH, and duplexes? I saw that someone said SFH tenants tend to stay longer. I've found that at least every other year, someone will move out of one of my unit. I also wonder if the pandemic will encourage more people to rent homes so that they can work from home and have more distance from others for social distancing.
