I'm looking at passive investments of smaller strip malls populated with combination of chain retails and small local businesses, and with a larger shadow tenant (Walmart, Target, etc.). What kind of returns (preferred, cash on cash, IRRs) are people seeing for these offerings lately?

I generally get better coverages and rates by going through an insurance broker.  State Farm is strong, and you want a strong insurance company to ensure that you'll be paid, but there are a lot of strong companies out there that don't spend their money advertising, so they're not the obvious choice to the general public.

I'd love to hear stories from seasoned landlords out there of when you knew it was time to replace the property manager.  It could also be a story of "Looking back, I should have replaced the PM when...".  Ali Boone had a video that was helpful.  I'd also like to hear from others.
