Probably by people in your market who don't want competition, which unfortunately in Phoenix there is lots of.

First, instead of asking "why can't I do it" you should be asking "How CAN I do it" (check out Eric Thomas he's amazing)

Disclaimer: I have not completed my first deal yet, but I have talked to 27 potential sellers off my marketing in 3 weeks. The first one is coming...

I was until very recently also paralyzed by over analysis and fear. There's a couple key things that allowed me to stop reading and hoping and start doing.

1. I realized without a shadow of a doubt that if I can find a real deal, there's about a dozen guys and girls at my REIA that would help get it done. (50%>0%)

2. I also realized once and for all that I don't need to know everything about everything to START. I only needed to know enough about steps 1 and 2. I can always learn more while the phone's not ringing. Finding a deal is more important than everything else combined times ten. No deals = no money.

3. I made a plan (thank you Brian Tracy). I broke up the process in to the major components. Marketing,talking to sellers, property evaluation,contracts,selling the deal, etc and wrote down everything I'd need to do or learn

4. I started doing or learning the stuff on my plan

5. Action bred excitement which killed my fears.

6. Once it got real and I mailed my first 160 letters it was on. I haven't looked back. I may not have done a deal yet, but in my mind I AM a wholesaler (still have a 7:30-4 job) and when I'm not at work, all I want to do is work on my wholesaling business.

Chris Rightmyer Thanks and good luck to you. I've had several people in our position message me and respond so far. I just hope none of us become one of the many people that can be found on page 100+ of this forum who were "SO EXCITED OMG LET'S DO THIS"only to be never heard from again.

Ann Bellamy Thanks Ann. I'm originally from Dartmouth, MA (near the cape) I hear it's been coooold there =)

I was thinking after I started this thread if I really should be putting myself out there but I decided I have nothing to hide. I'm not going to "fake it til' I make it" but I WILL "feel until it's real".

I think this is a combination of getting leverage and accountability on myself as well as upgrading friendships/mastermind principle. Most of the people I know all work at the same corporate-human capital-nothing is ever good enough-waiting to die job so it's hard to connect with them or least be motivated and inspired by them.

also I had a few more calls come in. One I may be able to get a referral for a realtor friend and one I need to call back tonight. He seems pretty interested though. He is coming from NJ next week and wants to meet and said thank you more than once.

Jason Blanchard The web form, along with everything else on my site was done in Godaddy's website builder. It was supposed to be super easy to use, but it was kind of a pain. If I had to to do it again it would go much smoother. If anyone is planning on using it I'd be happy to share what I learned.

For now I'll be strictly wholesaling unless I find the perfect deal to take down with hard money. I want to rehab, but not while I have a day job.

I don't know if this is a loaded question but I'll assume there's no anti-wholesale agenda. The "real buyers" often look down on wholesalers for tying up a property with no intention of actually purchasing (funny they don't mind buying from them though) or some at least think we should tell the seller we intend to assign the contract, but I'm ok with a little white lie or two. If I'm backing out, it's going to be within two weeks and then I can do a flex option.

Those same people on their high horse (which has been beaten to death) have no problem buying someone's home for 50% of its value so let's not kid ourselves as to the superior moral standards of an anti-wholesaler "real buyer".

Rather than starting yet another craigslist post, I'm hoping someone with experience can help me. I had an old account that i used for two posts over a year ago. I just created a new account, posted an ad, and as far as I can tell it's immediately ghosted. I cleared my cookies and cache right before logging in, but before i did that I did log in to my old account. I'm wondering that would cause it?

Do mobile phones have IP addresses also? I'm wondering if i can just log in to multiple accounts with my phone. I watched a video where the gal used firefox and changed the privacy settings.

Second round of mailings didn't produce as many calls but I think I'm up to 21 or so. I'm still working my one promising deal. When I followed up on Friday the woman said "I haven't forgotten about you you'll be the first one I call". I should know more this weekend.

Also www.DaveBuysDFW.com is now live. I dunno if I'm allowed to post that if I'm not soliciting. I'd be interested in hearing feedback.

Here's a major difference. Some sites like listsource ARE the source and some sites are middlemen that buy, mark-up, and resell the lists.

List Source is a Corelogic company and I think their data comes straight from First American Title.

Surely there are commercials from investors on TV who are looking to buy your house for cash. A certain marketing genius on this site even says that was his most effective marketing.

I'm considering using the "as seen on tv" logo on my website and I'm wondering what people's thoughts are from an FTC perspective since I myself have not run any TV ads.
