Occasionally the probate attorney will say something like 'That offer is ridiculously low, you (executor of the estate) should just list it with my Realtor friend' .. but for the most part I don't think it's an issue if the property really needs significant repairs.

I usually just go straight for the property meeting/inspection. I feel out their motivation there. If its not an investment deal I would go for the listing.

It works, but it has gotten very expensive $6-10 per CLICK! And no all clicks don't turn into leads .. not even most of them.

Most board contracts state if the contract can or can't be assigned and whether the seller has to agree in writing. Make sure your contract states that it CAN be assigned without the sellers approval. You then need an assignment agreement between you and the end buyer that dictates the fee and their duties in the transaction.

My long story short. I put up about 10 bandit signs once .. got my first call from the state police. Never did it again ;)

tip: Telephone poles on 'Routes' and off-ramps are state property.

I will however put yard 'bandit' signs in front of properties I purchase or vacant homes I have listed.

1. Do not bother hand-writing the letter. IF you must, use a hand writing font.

2. Remove the 'or any other property'. Make it look like you want this property specifically as if you are already familiar with it.

3. 100 letters is not enough (in my opinion). You should send a minimum of 500 if you want calls.

They can take the pictures and address no problem, but you should not pay them based on a sale. They should get paid per 'lead'.

Earnest Money should be a check, bank check or money order. If it is a bank property, they will probably want a bank check or money order (no risk of bouncing).

As a broker I would not accept cash as a deposit.
