Steven, it does not matter if your insurance is through escrow. You can switch at anytime. Refunds are sent to the mortgage company, and then the mortgage company pays the new carrier. Also sometimes prices are cheaper when you switch, but it could be just due to your insurance score being better at the time of quoting compared to what you had previously.

I have seen this from some of the investors I work with in Houston. Due to hurricanes and flooding. So you aren't alone. Best to check with an independent .

Unfortunately I would go ahead and replace the wiring. Most companies will NOT do knob and tube. Most cases they will only do it if you are in the process of changing it and have a plan to replace. Even letters from electricians saying it is ok won't work. Insurance companies HATE knob and tube

With your deductibles at $2,500 you can definitely do better. Some carriers I have used in that area that seem to have good prices with better deductibles is Travelers, and SafeCo. It all depends on the person and place though of course.

If it’s your primary home I’d look at at least $500,000 with an umbrella. If you are talking a landlord policy I would ask for max the carrier will cover on that property, 500k or 1 million. And I believe an umbrella on top is necessary if you have an investment property at a minimum of 1 million.

Sorry I meant HOI (Homeowners insurance) not HOA

You will need to switch the insurance from an HOA to a Landlord Policy. The price shouldn't be too different
