Thats funny. It was 65 degrees here today, and its supposed to be 70 tomorrow. We've never had a more mild winter in lower delaware, as far back as I can remember.

Karma got him.

He's been flying that uninsured sleigh around for 150 years, with no pilots license. Not to mention the millions of dollars he's cost homeowners, by landing that thing on their roofs.

Even if you're going to wholesale, fire up your LLC or corp., and take out a small loan under your business name, when you can afford to pay on it. Get your business credit building, and you'll be able to get a business line of credit. 20-30-40K. I know a guy who makes 45K a year, who was given a 30K bloc. 10% down on each home, and you have some real estate. Whether or not it will cash flow and end up making you money depends on your knowledge, I guess. IMO, the money is the easy part.

Make sure you are picking up places with comps around them. No comps, nothing to compare your house to, refi denied until there are some.

Yep, one year its "thin out their numbers", and the next year its "bucks only for the second hunt, because we need more deer". They only let you take 2 doe per shotgun season, and 2 buck, then the "quality hunt", which is one more buck, in January.

For the record, there is no shortage of deer in lower delaware. The farmers are always complaining they eat too much, and I drive 25 mph down a certain nearby route during shotgun season, because its known for deer to just be wandering down the road. (speed limit is 45 on that road, btw)

Its funny, we can't use rifles, but we have a full season for muzzleloaders.

I only hunt shotgun, but right now in DE. its muzzleloader. (deer) Squirrel is all winter, as well as goose, I think. Shotgun starts middle november. Haven't hunted bow in years.

I'll probably get out for shotgun deer, and the quality hunt in January, where you can only take bucks. Lots of crazy hunting laws in Delaware.
