Oh, and I should add that the hp website offers printer cartridges cheaper than any store around here (including walmart) and its free overnight ground shipping on them.

I have a hp 5610 all-in-one, and its worked great for 3 years.

I think thats probably because there are so many ways to "do it". (knock it off)

Noone can sit here and tell you exactly what to "do". While posts have been written that give an excellent platform on how to invest different ways, they may not be what you are looking to do.

I think many dont want to say too much, so as not to make that platform into a diving board, that launches you into the pool of broke investors. (its deep)

I wanted to wholesale, so I looked into that very much. The best thing that ever happened to me was non exclusive options, and great contracts. Thats just me, and just another way to "do it".

You can form an LLC, and asked to be taxed as an S corp, or just form an S corp. You can cut your taxes pretty heavily.

Also, the long-term capital gains tax for 2008 is zero percent. Sweet.

Whyd you guys remove the link? It was a legitimate forum, that offers great info. for lease options.

Its crazy to think that there are no deals where you are; or anywhere for that matter. What are you looking to do? I imagine your area has more oppurtunities for one type of investment than others, like most areas.

Look into non exclusive options. You can push and pull real estate without much risk at all. Maybe take a few deeds from FSBO's. I know that you can make it happen. Read and study.

P.S. - Im in "cow country", as you put it. Tell the naysayers to jam it up their a**.

You are wayyy too young to be this hard on yourself. Wait until you are old and wrinkled, then do it. :D I sent you a pm. It has some info on a program for anxiety/depression/panic that you can do by yourself, at home. But, like everything else, you have to work it, and apply it.

Good luck with everything, and read my pm.

Once you feel good again, and the anxiety/depression starts to fade, everything else will begin to fall into place. If not, you won't much mind, and you'll move on without a problem.

You have to take care of yourself first.

The delaware state police call the number on the bandit sign if reported, around here. They warn its illegal, and tell you to knock it off. Its rare to see too many around here, because they dont last long.

I just think, "why"? If its just for the pay, Id find another way to make money. If human existence relied solely on me crawling over power lines, then I might think about it.

These guys HAVE to get a kick out of it, or have some sort of attachment to it. I cant see any other reason why you would want to do it.

This is coming from a guy who is scared of still heights, though.

Mine are 3 seperate contracts (I use a disclosure to cancel in 3 days for no reason at all). I simply get the owners permission to go to work with the option, then if/when I find a buyer, I lock it up for 30 days with a purchase contract. If not, the home never came off the market, so I dont owe anyone anything.

For wholesales, Ill take half of investors earnest money, and give half to the seller, to take it off the market. Of course its non refundable, so you are still making something if the deal completely falls through. The option is a nonexclusive option, or open option, yes. It basically solves all your problems of "will I find a buyer or not". I wont pull them until I have a buyer, and even then, Im still not responsible for anything. You still have to negotiate a rock bottom price on the house, or no rehabber will touch it, so that part still exists.

P.S Hydromint - I like the clean design of your work. Very nice. I took a crack at php and css a few years back. So much for that..... :D
