No. I would not take the offer.  I would go through with the eviction it is only 10days difference. The eviction is official this could prevent a headache for the next landlord. The eviction is a reflection of the tenant. If the laws allowed another year of eviction protection do you think this tenant would use it against you? You bet they would and the cycle repeats.  I am also in agreement with @Dan H. this rewards bad behavior.  I would only take this offer if the tenant will payback the money that is owed over 6m,1yr,2yr, whatever time frame.

@Carlos Alonso, Hi Carlos, how did your ADU project turn out? Who did you eventually choose to the build for you? Did they do a good job? What was the final cost?

@Sydney Sherman, Hey Sydney, could you update us on your experience?  Did you end up completing the project?  Any insights on what worked well and what didn't?  How much did the whole project cost? Would you do it over again if you know what you know today?

If you are going to invest in real estate it is best to use cheap money.  The cheapest money is your own savings since you do not charge yourself interest from using your own money.  Since you are just starting out I would highly recommend leaning about how much money you can borrow and at what rate.  Seek out and speak to a lender about your buying power options then decide where to go from there!  Good luck!

@Amanda Schneider so many good answers to your post. If this was me, I would walk away eating the cost of the inspection. The water damage will cost a thousand to repair and you will need to get a sump pump. The sellers sound like they are not going to negotiate. So I would rather pay more for a newer or better house that never needed a repair in better condition. At least I know I got what I paid for and there is a chance you could get better house at a better price in a better condition. Just keep shopping around. Good luck!
