@Gabriel Benavidez It is always good to diversify investments to hedge against risk of severe loss in a particular investment. I personally have multiple investments so I have both stocks and real estate. They typically go together stocks go up RE goes us. Stocks go down RE will go down. Over the past year my return of my stocks have put paced my RE but I know long term my RE will be a more stable investment. Just depends what stocks and what kind of RE you are buying.

@Rashad Luckett nice work!!! Just a question about the plumbing. I notice the pipes were on the outside. Did that help contribute to the lower cost or is it typical in the area to have the pipes run outside with insulation?

@Alex Polonsky your down payment for investments are usually 25% down and closing cost is usually higher than 1% closer to 2%. As for the studio, it’s a big risk because let’s say you rent to a bad tenets that doesn’t pay the rent and then calls the city on your “illegal studio” now you lost $500 rent that you were depending on and have to tear down the studio. So what do you have left with? Just the duplex. I usually avoid anything not permitted.

@Warren Ang Forgot to tell you I have started to see the California housing market softening. Houses are taking a little longer to sell and prices being lowered. This started when the interest rate went up.

@Warren Ang If you want retail dollars you must give a retail product. Yes, take if off the market. Get everything fixed buller 1-4 or 1-5 then relist. Good luck on sale

@Aaron Arthur I would run numbers and see what made the most sense. If you saved/made money with a sale -sell it If you made money renting it, cash flowing, keep it, fix it, and get a Property manager to run it for you and be an property owner. It is though being family and all but if you go broke who will let you live somewhere for free?
