Do you guys you know if a property manager can provide the owner (the PM's client) with the tenants application?  The tenant moved out and the owner would like to take them to collections themselves.  We are afraid that this information should remain confidential, but we are also acting on behalf of the owner (principal).  I have never had an owner ask this before and really don't feel like paying an attorney if this is a simple yes or no and the law can be sent in a link.

@Daria B. Thanks for the info as well.  It is always challenging to switch PM companies.  I have taken on many in the past and inherited whatever was given to me and ran with it.  

Hey all, 

I have a situation where I stopped managing a property (mutual agreement between owner and I) and the new PM company is having tenants contact me 30 days after I stopped managing the property.  I provided all the tenant ledgers, leases, applications, delinquency, etc...so the management company has literally everything they need.  They feel as though anything prior to them taking on the property is my responsibility and I feel that I don't manage and shouldn't be receiving these calls.  

Have any of you had a situation like this?  Do you know if I am required to answer these tenant rent questions at this point?  I want to make sure things are done by the book.

@Audra De Falco Mt. Vernon is one of the better areas of Baltimore City, along with Canton, Fells Point, and Federal Hill.

Welcome to BP.  I myself am also pretty new and agree with @Paul Timmins in regards to the information he has provided.  Setup keywords and just dig into the forums as much as possible.  Blogs and Podcasts are great as well!

@Bill Devola I will most certainly use a realtor.  I am learning all the what to do's and what NOT to do's.  I know it's easier to learn something first hand (I am a firm believer in that), but I don't want to waste tons of money if someone else has already learned that lesson and shared it.

@Ned Carey I am a bit shocked that SFH would net more than Multi in Baltimore. That is the first I am hearing of this. I work for a PM company and we manage both (anything from Single to duplex, to 10 unit, to 100 unit) and our owners with the smaller 2-4 unit's seem to be doing very well. I will absolutley look into this in more detail before I ever make a purchase.

If your gut is questioning it, then you shouldn't do it . You will pay far more with lost rent, damages, court fees, etc...by letting them move in than you would by letting it sit vacant a little longer.
