Friends, for tax strategy, would it make sense to run the 1099 income through an LLC? I think there's potential there, but I'm just learning about it.

It's generally a good idea to put your property in an LLC. It's protection for you, should there ever be a lawsuit.

Hi @Natalie Kolodij, thanks for your tips.  I've heard you speak on the podcasts, and I was super impressed. Would you be able to assist with tax strategy via your company?  Thank you.

Hi everyone, I am paying big taxes (my opinion) with my 1099 income. The CPA really has no good advice besides home office deductions and IRA contributions. There has to be a better way. To all of my smart friends, how do you reduce your 1099 taxes? Thanks for your time!

Hello, I am running numbers on properties using the BP rental property calculator.  Each time, I am seeing significant negative cash flow.  I believe that I am entering numbers incorrectly.  Any tips/tricks on using the calculator correctly?

Thank you!

Hello, there are a few duplexes in the area that are not for sale.  Is there a form letter that I could use to reach out, in an attempt to buy?

Thank you!

Friends, when searching real estate listings via the Bigger Pockets site, how do you expand the search?  For example, I am looking for multifamily properties in the suburbs of Cleveland (but not the city of Cleveland itself).  Is there a way to broaden the search without typing each and every city surrounding Cleveland?  Thanks for the tips!

@Connor Kerr, congrats on your first deal in Akron.  Do you have tips on finding the first property, as well as financing it?  Thanks for your time.
