Ray that was the skinny of the story. The non-tenant wanted to sue me, for what I don't know lol I had no intentions to sue anyone, the point was to have the unit vacated. The person I caught selling drugs out of my home among many other things is now peacefully leaving now. Successful eviction without any court dates!

Not really a discussion but a funny and stressful story. A tenant of mine has completely lost her mind! I'm sure plenty of you have been there! She started sending me rude, insulting and unprofessional messages. This included accusing me of stealing her roommates rabbit! I have a great relationship with her roommate and he will be renting a separate apartment from me in the future. Anyways, I was so close to losing my cool and firing back at this nut job. Instead, and this rarely happens for me, I took a deep breath and decided to get rid of this problem the right way. She was an inherited tenant from the seller so I went and found her lease (which she isn't even on) and found everything on there I could that they violated. This ended up with a sum of 32 violations that would breach their lease...... honestly I'm almost impressed! So I wrote up an eviction notice with every violation possible. I also noted at the bottom of the notice the section of the lease that stated if attorney fees were involved and I the landlord was found in favor that she would owe me all fees acquired. I figure with that she might think twice about trying to drag me to court. To put the icing on the cake, I added a signature line for myself and her roommate (who is actually on their lease) to sign saying that he and I agree they violated the lease on all counts and that he agrees to vacate in within the time permitted. We'll see how this plays out but this could be the ultimate strategy to get rid of a bad tenant and keep a good one if they live together! Wish me luck!

Hey Justin, I invest in Gardner. Now I know you’re thinking who wants to invest in G Vegas right? Haha Gardner had been doing a lot of work and a ton of new businesses are coming. The cash flow is amazing. I bought a 3 family for 163k did a 25k rehab and gross 3600 a month. Tons of cheap deals with lots of upside for value add and for cash flow. It’s worth taking a look. Good luck finding your first deal!

I just purchased my first 3 family property in Gardner, MA. I’m looking for a solid real estate focused CPA to help maximize my returns. Preferably in Massachusetts but I’m open to looking outside this range. I am also looking for an attorney to create a solid lease agreement and for any future needs. Any recommendations?

I'm currently deployed and looking to buy my first investment property when I return back to Mass. I've been studying up on investing and doing my research on locals cities and towns to invest in. I'm currently looking for a place to live but also a place then when i move out with generate some good cashflow. Ideally i'd like to find a triplex or quad that will cover my mortgage and expenses while I live there. I'm not too concerned about it being a nice town but I also don't want to be located in the slums lol The main point is to find a great cashflow property. Everyone knows the best way to learn this game is to ask those who have already succeeded. Any advice on areas to look?
