A person who is illegally squatting on my property and selling drugs out my property is not going to stay there. Maybe when you become an owner instead of a renter you’ll get it. My post was a joke for landlords to half a laugh because they have all had difficult tenants and understand. Try not to be so sensitive ;) Also my “tenant” moved out without having to take an legal action because even they realized they were wrong. Good Talk 👍

@Ricardo R. Wow wasn't expecting such a great response! I love all of those ideas! You are a genius when it comes to layers of protection. I'm definitely going to keep going back and rereading this as I grow my business! I really liked what you said about placing my LLC on title to let it season. That is perfect for me since it will probably be close to the 2 year mark before I move into small apartment buildings. Can't thank you enough for taking the time to give such a detailed response! Hey BP!

Currently own a 3-Family home. I'm looking to expand and I'm curious on opinions if I should create an LLC or Co. before purchasing my next property. Which option would leave me the most protected and also give me the best tax benefits? To get an idea of my goals which may have an effect I'd like to close on 2 more multi-families within the next six months. After doing so I'd like to expand to small apartment buildings. Probably starting in the 10-15 unit range. Any advice is greatly appreciated!

My property is about 50 minutes away. Personally I don’t mind the drive. Typically I listen to a podcast there and back so every time I go out is extra productive. That being said, if you are located in a market that suits your needs I think the closer you are the easier it will be.
