MY FIRST EVICTION NOTICE, Crazy Tenant

Not really a discussion but a funny and stressful story. A tenant of mine has completely lost her mind! I'm sure plenty of you have been there! She started sending me rude, insulting and unprofessional messages. This included accusing me of stealing her roommates rabbit! I have a great relationship with her roommate and he will be renting a separate apartment from me in the future. Anyways, I was so close to losing my cool and firing back at this nut job. Instead, and this rarely happens for me, I took a deep breath and decided to get rid of this problem the right way. She was an inherited tenant from the seller so I went and found her lease (which she isn't even on) and found everything on there I could that they violated. This ended up with a sum of 32 violations that would breach their lease...... honestly I'm almost impressed! So I wrote up an eviction notice with every violation possible. I also noted at the bottom of the notice the section of the lease that stated if attorney fees were involved and I the landlord was found in favor that she would owe me all fees acquired. I figure with that she might think twice about trying to drag me to court. To put the icing on the cake, I added a signature line for myself and her roommate (who is actually on their lease) to sign saying that he and I agree they violated the lease on all counts and that he agrees to vacate in within the time permitted. We'll see how this plays out but this could be the ultimate strategy to get rid of a bad tenant and keep a good one if they live together! Wish me luck!

Holy snowflake batman, having possible renters like Kari Watts makes me really believe in not buying D-properties because of renters like him. Entitled little snowflakes. anyways tony, can I get some of that stew please?
