Jenni - you should look around the Landlording forums, starting out forums, and general real estate forums. There is a ton of good info around that will answer your questions. You should also try the search function of the forums and look at "out of state".

Sorry we couldn't help you with figuring out your financing. What did you end up doing to close the deal?

That's not a bad deal for an inspection. You're also the first realtor I've heard of who is an inspector. It isn't a bad idea having multiple licenses. You can do much more and you're probably much more in demand than a typical inspector or realtor. Nice to meet you and welcome.
