I’m guessing agents can get sued easily (Accidentally not taking someone off the list, for example. Or inaccurate information saying the prospect is not on the DNC when they are.)

I wait until we start talking about an offer. I disclose I am a licensed agent, but I am making offer as an investor. And when presenting written offer I also have a disclosure that I am licensed agent.

After building a 1000 + property driving for dollars list, and about 65% on the DNC list, I am looking at reaching the ones I can't call with an SMS campaign. Only thing is, I'm finding the main companies start at about $300 a month. That's a lot when I only plan on sending out about 500-600 text messages. I looked up launch control, batch leads, and a couple of others. Anybody know of a more affordable company or work around? Also, would like to go with someone who is tcpa compliant, as I am licensed and want to be careful.

I used batch to skip trace. They have a column which indicates if the lead is a litigator.

Hey Everybody,

Just skipped traced a driving for dollars list in batch skip tracer. They indicate which ones are litigators but not on DNC. I used thedncproject.org to find out who is on DNC and more than half of the numbers were do not call, which was a bum. Has anyone had that same experience.

Post: Cabinet Refacing, Interior Dilemma

Am working on a flip, where the kitchen cabinets were recently refaced and look pretty good from the outside. Inside is just old white paint. Was wondering if there was something I could do beyond painting the insides to bring the interiors of the cabinet up to the level of the exterior. I'm thinking new shelves and maybe a thin veneer on the inside.

About to get started on a flip but am deciding whether to remodel the bathroom or just do a reglaze. Tile and tub are in good shape, just outdated. Was wondering if anyone does decorative or custom reglazing. Not just the basic white finish, but possibly a custom pattern or color scheme, something extra to make it pop. Other flips in area have full bathroom remodels.

Is anyone requiring their tenants or maintenance workers to sign a waiver or disclosure when a property needs maintenance? Seems like it could be a liability issue having a maintenance worker and tenant being exposed to each other.

@Travis Biziorek and @Scott Johnson, thanks for the input. My concern was not finding buyers for deals, but finding deals at reasonable prices, as it seems like homeowners are getting bombarded with marketing materials from the abundance of wholesalers. Travis, the example of the guy trying to wholesale the property for 55k he has under contract for 25k is just ridiculous, and gives me a little hope. Its a little hard to believe that someone would be that greedy and stupid at the same time. I've done 1000's of bpo's and multiple rehabs, so I'm pretty confident in my ability to give properties a fair valuation. Generally speaking, I wish everyone the best, but I hope the competition is as dumb as you guys say they are.

I'm considering starting a serious wholesaling campaign shortly, but I'm starting to get the feeling that the wholesaling market is a bit over saturated. I'm in Southeast Michigan (Detroit area) and am on multiple wholesalers lists and it feels like most of the properties wholesalers send me are for lack of a better word, trash, almost priced at retail. This leads me to believe that the market may be over saturated with wholesalers. Any thoughts?
