What type of floors are those? I see you have them throughout the whole property. Is that typical in your area? I'm in the Detroit area and that might not work here. Also, great numbers. Area those numbers typical on a flip there?

 Good point. When I get certified letter or package I open it up immediately, but admittedly with a little anxiety sometimes.

Does anyone have any experience with using certified mail in a marketing campaign? I'm thinking it almost certainly always be opened which should translate to a higher response rate. A little expensive, I know.

I'm looking to get into purchasing non-performing notes and am trying to find some good educational tools to get me started. I've looked into guys like Eddie Speed and others, but they seem to focus on PL for cash flow. I'm strictly looking for non-performing in a specific area that has an abundance of non-performing loans. Any ideas?
