Hey everyone, Hope it's a good morning. For single and multi-family properties do you typically have a gross lease where your tenant pays a fixed amount every month or a net lease where your tenant gets the water, the heat, utilities, etc. and they pay it on their own? Thanks in advance, Tom

Hey everyone, I am new to bigger pockets and the investing profession. Im a young aspiring Real estate investor looking to get into my first buy and hold rental soon and really just grow my career through persistence and hard work so I can enjoy passivity and get out of the rat race. I'm interested in small multi-family and also ways to finance those deals with low and no money down(Just bought the book). I would love to hear advice and success stories from anyone in the surrounding area, or anyone in general. I think bigger pockets is awesome for connecting like-minded individuals. Hello,

My name is Tom. I am new to the real estate investing world and am researching and strategizing how to get into my first rental. The issue is I have no money set aside for investing. I also am not really interested in moving out of my house to get a FHA or 203(k) loan.

Do you have any suggestions as to what some other options could be?
