Thank you very much for your reply! So if I wanted a house at a 70% discount value, I would have to subtract 15% more just to play it safe?

So I have no money. And found out about how easy wholesaling was perpetuated on youtube. So when presenting potential deals to investors that were not even under contract yet I would get that price rejected because the numbers didn't make sense to the investors and countered with something even lower. The new price that would be given to me by successful investors would be rejected by homeowners because the price was too low. What are some ways that underwriting techniques that successful people do? How do they know rehab cost estimates without wasting peoples time? How do you know which discount makes sense or what equation do you use for underwriting? Is it too late to start given that I may have fumbled many potential relationships in REIA? I really dont blame them either though. How does one do it? (I'm currently studying)

You need to start building relationships with other investors and bring value and you will learn who the people with capital willing to lend are.  You also need to tell everyone what you are trying to do.  You never know who in your circle of friends has money and would be willing to invest into your real estate ventures.
Thank you very much for your reply! I was never knowledgeable of this information. What are ways that you would pitch such an idea? I've been to many networking events myself on meetup.com , but do you have more ideas?

I hated wholesaling. It isn't the business system I'm passionate about anyways but knew I can earn money via transactions in a win win dynamic with others. I liked that part very much. I definitely did not like calling 50+ leads a day with no response from anyone. In my opinion, YouTube makes it sound way easier than the process itself. Although maybe I can get my license and the process would be easier. I genuinely don't want to go out and get a job and give up especially after working hard pursuing goals of entrepreneurship, but I'm currently very unsure if wholesaling is something I want to do again. Any thoughts?

I'm halfway done through my license course in real estate and have ran a wholesaling business for a year. It closed down after being burnt out by running the entire process by myself. I do have a goal of $70K this year either from wholesaling or flipping properties via partnership deals. I have no capital but have no idea what to do and want to start investing so very badly since I'm falling behind on other goals. Then I stumbled upon the idea that other people can present me leads in exchange for compensation as opposed to me calling everyone from a bulk list of leads. That process is truly exhausting and got me no where. How do I take action and better my life?

Here’s my situation:

I’m 21 years old living in NYC. I live off of my parents but would like to househack a multi family building anywhere. I don’t care where. But properly as well. I don’t have any capital to invest with or any experience. Or any connections. It would be of tremendous value to my life if someone can perhaps direct me to a place on how to analyze deals or teach me how to connect with investors.

Here’s my current plan:

Flipping houses with a partner using methods of creative financing such as presenting deal analysis in exchange for splitting profits. Then investing the returns on those houses into the crypto currency and also into a down payment for a multi family and house hack. I’m very passionate about that crypto currency listed above. And I want to move out of my parents place already and would like to take action to pursue my dreams in life as an entrepreneur with income from real estate solely to cover living expenses.

I’ve never invested into real estate before. I have 0 capital, 0 connections, and 0 income (I’m applying for a job today). I don’t know how to find partners in this business. And would like to get started investing as soon as possible. I have read only a few books such as “Rich dad poor dad” and “Rich dads cashflow quadrant” by Robert T Kiyosaki. And “be obsessed or be average” by Grant Cardone. Im currently reading “The complete guide to fixing and flipping properties” by Steve Burges. All of which I’d strongly recommend. If there’s anyone here that can point me to a direction on how to get partners it would be greatly appreciated. Thank you for reading this message!!!
