I'm currently trying to wholesale a property in NJ. So far I've been notified that an earnest money deposit is required for my offer to be submitted. Since I'm wholesaling it, is there any way to work around this? Because I do not have the extra money to fund an earnest money deposit. My private lenders can not help me out on this one and I just don't have the money. This deal seems really good for all parties and I do not want to miss out on it

My situation:

I am a wholesaler. I have connected with an agent and they’re saying that in order to to close this deal if my offer is submitted that I need an earnest money deposit. The problem is that I do not have the funds for the earnest money deposit even though I know a cash buyer interested in buying it when I wholesale it. Is there any solutions or recommendations?

I have plugged in the numbers for a practice analysis and couldn't help but notice that the loan payoff never declines over time. Can I get any help?

I'm not sure how to make the loan payoff on the ending graph go downward on the BRRRR calculator. Any help?

@Nick Rutkowski the prices aren’t as high as most other places. From $30K then be fixed and flipped for like $100K

I intend on doing a partnership with a buddy of mine. We're both located in Brooklyn but we intend on buying a property out in Syracuse. We intend on going along with the buy and hold method to slowly build capital. I've been informed to search for the most reliable and the most trustworthy real estate agent AND contractor in the area (Northside neighborhood). I need to get a hold of several leads out there that are to be considered home run deals by said real estate agent. Not just a one base bunt. Any response would be much appreciated.

How do I access the MLS? Where do I get leads? No one wants to share and it's making life an absolute challenge.
