The homes were not in Richardson, one in Paris TX and the other one in Kentucky.

I bought them with cash and financed them both, to owner occupants, for $2,000 down and financed the rest.  The cash flow is great, but I am looking for a lending source---private or a financial institution---to buy many more like these---they need to be in small cities though.

Property management is not a problem, since they own the house and will fix it up themselves.  If they default, I just sell it again!

I have heard the "Find a good deal and the money will follow...." but I am making offers on very low priced homes and if you to close on the deal, you don't have much time to find some lender.

I have found two houses, one for $5,600 and another for $6,400.   I owner financed both of them for $29,000, with $2,000 down payments.    I used my own money for these because, with these deep discounts, the seller wants to close quickly.

Can anyone suggest how to find someone to be ready to finance similar properties?   So far, my "private lending" friends have not shown an interest, so any suggestions will be welcome.    Thanks!

As it turns out, Open Door does not get involved with ANY house that has a value of more than $300,000 in the Dallas-Fort Worth area.

Gerald, one year later, what is your take on Open Door?   I just learned of them, and I have a flip that I want to sell real fast.

Do you think it would be worthwhile to contact them?
