I want to rent a house and put three special needs tenants in there. The owner wants his deposit before I can security deposits from the incoming tenants.     I will need about $5,000 for the first month's rent and the security deposit to the landlord/owner.    Can anyone recommend a source for this short-term loan.....30 days at the most?

The laws became pretty restrictive in 2005.   Unless the property is free and clear, you cannot do a lease option for more than 180 days.

What we have done is have the lease option for 179 days, then switch them to a Land Contract, which has no restrictions.

What Lease Option seminar are you taking Austin?   Who is teaching it?

I would like to see it as well....my Word Press is not the right version.

William, I have two different duplexes under contract in a suburb of Dallas, both rented and both having good cash flow.   They are priced in the $250,000 range and the other is $300,000.   Please let me know if you are interested.
