I am looking at his The Capital Syndicate (bird dogging for his private money) and would really like to know if it works.

I suspect that after you purchase the $97.00, they will pound you to join their "Mentoring Program", but it does sound interesting.

I market in some very hot markets and I have had trouble getting any leads through direct mail.   As it turns out, one of their reps called me and offered to help with Quarles' Yellow Letters.

I told him that I was having no luck in cities X, Y and Z, but he said that he would do some research get back to me.

A couple of days later, he calls back and says, "Michael is having great results with the Yellow Cities in cities X, Y and Z!"

Granted, Quarles might send out 10,000 letters to my 1,000, but there was an arrogance in the whole tone of the guy....maybe the entire organization.

Another investor friend of mine had some problems with them, before our market got so hot, so based on these two stories, I would beware of doing business with them.

I want to join the business and one that BP recommends is to bring business to HML.

I would bring you buyers that fit your criteria.   I would be paid a small fee, but most importantly, I would be learning the business.

I am getting a contract for $135K for this owner-occupied home and it is easily worth $200K. I do not have the down payment and points to use a Hard Money lender.     Suggestions on how to buy the property without a large cash outflow and to resell it for the profit?

(The sellers want their cash so they can move to a new home.  It is is excellent condition).

Any creative ideas are welcome!

I want to rent a house and put three special needs tenants in there. The owner wants his deposit before I can security deposits from the incoming tenants.     I will need about $5,000 for the first month's rent and the security deposit to the landlord/owner.    Can anyone recommend a source for this short-term loan.....30 days at the most?
