@Lorraine Martin I have used the software Innago for screening new tenants. It's simple and shows the flags of the potential tenant.

Hey @Jane S. , I agree with the others in this chat. Going ahead with giving them the notice and waiting till they leave. Insurance should cover damage if they so happen to damage it.

Hi @Damion Williamson good question. I'm not the best at answering this but these are my thoughts. Sometime's finding a CPA takes longer than expected. One thing I had to do was ask other landlords/ppl in the real estate world what CPA they used and got some referrals that way then did some research myself on those CPA's. @Alfredo Limon like most of the others on here are saying. I believe selling the CA property is best and put your money towards the area in Texas that you all are living in. Texas will most likely have the better cash flow for you.

@Linda Jimenez Good question! I would look at Amazon, IKEA, and Walmart.
