Yes, I agree with many others on here. Increasing the rent by the following market rate makes the most sense.

I think as long as she pays before the 5th you're good.

If you do a google search and look for local Apartment Associations to join in Ohio that might be a good place to start. They usually have monthly and yearly networking events.

Roth 401K is the best in my opinion. If your company has a 401K that matches then I would do that. Whole life insurance to me isn't a long-term strategy. If anything I'd get term life insurance instead of whole but that's a different story. I hope you're able to get some sound advice, that works to your benefit.

I would have educated myself more on properties and started out sooner.

I would do a 5 year because of the low payment

I wasn't in Real Estate in 08. In fact, I was in 8th grade. It's really cool to see everyone's response here about what they were doing.

Agreed it would increase your group of guests! I'd think about charging around $25 per pet a night.
