Hey Everyone, Thanks for reading. I’m interested in hearing what people have to say in regards in building a reliable network of contractors without actually having to contract them. I am moving to Colorado and plan on buying when I get there but I want to create some presence in the service space beforehand so that I can hire the best people. Thanks for any input! Tom

Hello BP, I am looking into many different investment properties for my very first buy. How do I determine whether or not I should buy and flip or an investment property? My personal opinion is (I want to build long term wealth in addition to my 40 hr a week job) that building a cash flow positive tenant based investment portfolio with covered risk is the best way to build long term wealth. Here’s my naive 22 year old take buttt I would say buy whichever asset flows the most cash. Is your car going to enable you at add more value o your month than 450 dollars? I don’t know how you utilize your vehicle. Will your new home provide you with positive cash flow? Renting? There are obviously risks associated with both sooo hmmmm... Tom

What’s up man. I’m 22 and pretty much was in your position and got my degree in finance. My take on the situation is this. Right now, you have the ability to invest in real estate or education. Because you’re intelligent I believe that you could honestly do both. Because you pain point seems to be financing deals, studying finance may be a good place to start. While it sounds stupid and gimmicky you really don’t need any money in your pocket to buy a house, especially in your situation (age, financial demographic etc) if you understand how to finance your buy appropriately. Use your educational accolades to go to school cheap, work on the side and pump all your cash flow into real estate. Just be smart about it. Hope this helps! Best of luck, Tom

Hello Everyone, I am a new investor looking for some suggestions when I comes to up and coming markets. I’m looking to utilize my young age and federal eligibility to buy my first investment property. I am particularly interested in the Denver area. Is anyone familiar with the city or know any good municipalities near by that offer good upside growth potential? On a side note, I am also interested in St. Petersburg, Florida! I’m really looking for a winter destination that is either warm or ski worthy. Thanks for any input or suggestions! Tom

Idk folks, I want to think that bit coins will go away but don’t you think that big business sneaky likes crypto currencies as well? Allows globalized companies to accept a more neutral currency. I think that organized crime will utilize these currencies as well but who knows how it will be regulated 🤷🏻‍♂️
