Hello everyone, I am super interested in what the BRRRR craze is all about. I’m the first one to admit I have no idea what’s going on in the RE world, so please BP!! Enlighten me! Thanks Tom
Hey Tyler, yes and no. Your management fee will likely be a percentage of the value of your tenants or the equity value of the property. So theoretically yes, but in practice your ‘fees’ section may look different on each property you encounter.

So you’re telling me that if I approached my family and proved to then that I had a good deal. And the deal went through, and everyone made money on it. The SEC could still come in and tell me that what I did was illegal because my family members didn’t swing any hammers? I mean come on, and the big businesses are the ones getting their RE taxes cut. Something doesn’t make sense here.

Hey Everyone, I need help assessing some properties down in St. Petersburg, Florida. I have an investor that is looking to diversify his already large portfolio with non leverage multi family income properties. He is also a sailor and love the St. Pete area. Is there anyone from the St Pete are that I could get some information from? Otherwise, are there other resources anyone would recommend utilizing. Thanks again BP for your help, Tom

Wow, so much incredible input! Thank you guys so much. Not only to the big name people but everyone! The BP community really is the best resource out there. 

I guess what I mean is, I don’t want to go the route most people take because in my mind it is the easy way out. It’s the safe way and slow way. I think that I have the imagination and understanding (Jesus I sound arrogant, Almost don’t want to publish this but the I would be lying to myself). Get a job from 9-5 (essentially disallowing you from concintrating 100% on RE), then work on RE on the side. I can’t convince myself that working for someone else in a non related field is a net gain for myself. But please tell me if I’m wrong. I naive and 22 so I probably don’t know what I’m talking about. 

That’s where I’m at now. So I’ve looked through hundreds and hundreds of job listings and have not foun a single one that isn’t ‘so and some ‘investor group’ looking for young people who don’t want 9-5 jobs. Don’t worry I’m a guru, oh and there is potential for me to make 500k my first year’. Great more scams. It reminds me of how wealth management companies poach young finance professionals for their connections to wealthy family members. I worked for three different wealth managers throughout college including a Morgan Stanley affiliate and every application process included asking about my relatives assets? Wow that sounds a like a real fulfilling career path. IMO that’s exactly what 99% of real estate listing are looking for.

I listened to a podcast about generating buyer and seller lists within the same market and finding distressed sellers who want out. The gentleman speaking mentioned that he was able to use unconventional value add financing methods to aleviate financial stress put on people by poor financial decisions or unforeseen life obstacles. He would then (more times than not) have a list of people he already knew were interested in ether renting or buying the property he just purchased at a discount but in the best interest of the current owner. 

I’m guessing I’m going to get a lot of ‘if you can’t handle the heat, get out of the kitchen’. Am I being to apprehensive about the whole situation. My issue is not understanding how real estate works, my issue is finding out how I can make real estate work for me.

Waiiiiit a sec. I am looking into setting up my business entity right now. While double taxation is in play for C corps, would it be to my advantage to orchestrate a C Corp (rather than other business structures) to reap the benefits of this tax reduction? Thanks for the help! Tom
Hey all, I was wondering if anyone had any good resources for finding data on commercial and residential tenancy demand rates. Is this aggregated by the govt anywhere? I feel as though it would be included in census studies. For instance, job market is +4.5 in this region and -1.2 in this region. Thanks for any and all help! Tom

My father is an electrician and while I’m not one myself I think he has been able to put meters on existing lines and whatnot to help gauge who is using what. Idk if this is true or not but could be worth looking into 🤷🏻‍♂️
