Rob, great answer. I am on the other side of Brian's question. I am the bank in a different scenario. What compels the note holder to pay me other than an expensive lawsuit?

I agree with the statements above. A response rate in the DM world of .025% to 1% is considered good. I would stay with post cards as there is no need for your prospect to open the mail piece to view the message. Also, it takes multiple touches (mailings) over time to generate leads. How many mail pieces came back as undelivered? If it seems like too many are coming back as returned mail, your list may be dated. Best of luck, my mailing should go out next month!

Jon, thanks for the great advice. 

The realtor who I am investing in suggests a land trust and that I can be the trustee which has total control of the property and its disposition .. Any opinions?

Having moved from Middletown, NJ to Tampa, may I suggest Florida?

The beaches are great and the water is warm. Housing is much less

expensive than in NJ and the property tax is a  bargain in comparison!

And did I mention that there is no state income tax?

Lot's of distressed and foreclosures.

This will be my first investment with a partner. I do not want to own the property at all. I just want to finance the property and take my profit and go. The LLC states and I will change this, "that mediation is the first recourse" I would like to hear suggestions on how I can guarantee payment of my principal without suing and getting a judgement. I know that I will be listed on the LLC and that will show my investment. I want this to be as clear as possible, clean and easy...
