Matt, I think your idea is great in particular for high end homes. My friend is a yacht broker and he has done this for years. People are very picky about their yachts and before flying across country to drop $1,000,000 they want to see the details. 

I would target my marketing to the $1,000,000 and up properties of which in the Sarasota area there are many!

You are correct, your service would make realtors using your marketing tool look unique and more professional on the high end properties.

Michael, I managed sales reps for over 30 years. Good ones are hard to find and are in great demand. Others have bad habits and some are trainable. Compensation is key as well as the ability to make sales. Getting a sale stimulates them to repeat the process over and over and thereby making you and them money.

Making a hundred calls and not closing a deal starts to drain on you and then you start to dread the calls and the job! They need positive reinforcement often to make them happy. Teamwork is also critical.

My first rental was to students. They trashed the place. Thankfully, we had an attorney on the team and he filed with the state and we had a lien placed. I thought that this was a lost cause. After many years, one of the students got married and went to buy a house. He met the lien and we were repaid! It was so old, we laughed at our good fortune.

I would have a hard time evicting friends or family for non payment. I would pass.

Enrique,

In my past life I managed an office of sales reps. As you can imagine, some were excellent, some were average and a couple were asleep at the wheel. I would on occasion, call in a customer lead using my own address and the home phone. Several times these leads were never addressed. I then knew who was actually involved and working.

Just have some friends call and go through the motions. Hopefully you will be pleasantly surprised!

PS I am trying to set up a new PM business. Called my future competitors and found the same results! No follow up!

@Brian Ky With all of the money recently invested at MacDill between SOCOM, CENTCOM and the hospital, I feel that it is a safe bet.
