I believe that there is a real nice spreadsheet out there that calculates all that in Excel. You input beds/baths/square feet and all repairs..It then tells you the maximum that you should pay for the project and calculates your profit..

Just a heads up, I just read that criminal illegal aliens convicted of felonies including sexual assaults are not being registered nor tracked by law enforcement. Be careful.

I agree with David and it may even lower your utility costs. I have both an annual PM contract as well as a whole house warranty. I live in Tampa and do not want to be without ice cold air!

@Mark Gallegher, you are correct. My inspector missed half the house and the half he didn't was horrible! Are they liable?

Has anyone thought of investing in Home Warranties? Most leases have a clause that "the tenant is responsible for X repairs". With a Home Warranty, the tenant is more likely to get things fixed and not procrastinate and allow them to fester and it limits the cost above the service call to the owner. Call backs are on the Home Warranty company.

I got one for our house because I did not want to be poking around the washing machine!

I was in a similar situation and rented to students. As expected they trashed the place. Luckily, we have a lawyer in our group. We documented the damages, went to court and obtained liens.

Guess what, students grow up. One of ours got married and wanted to buy a house. Bingo, it was like found money. We had all forgotten about it...We all had a good laugh..

We had the same thing happen to us. The owner was the original owner and had no mortgage on the property. She wanted to stay an extra 45 days. We still had 60 days on our apartment lease. No problem. When she saw what the new payment was she almost had heart failure. Her impression was that she would stay and just pay utilities. It was quite comical.  Good luck.
