@Mario Reyes we have been buying in Lubbock.

Finding cash flowing properties with room to BRRR can be a challenge depending on the area and type of rentals you are looking for.

I know some people get together for lunch. I don’t know the schedule.

@Matías Covarrubias we use Tony Pena at City Bank. Great guy. Super professional and always treats people right. 

We live here. We self manage and real estate is our side gig. 

As far as lenders, it seems like there are quite a few lenders but we have a good working relationship with Tony Pena at City Bank. We buy with cash and then do a cash out refi. So we have cash for the next one. 

Lubbock is big enough to have several choices for real estate options. There is a bunch of new construction South and West of town. There are older neighborhoods closer to the Universities and medical center. Lubbock has a pretty strong economy because it’s the largest city in the area. 

For our business the drawback has been finding quality workers at reasonable prices to do rehabs. We do some ourselves, but we can’t do it all.

@Curt Austin Peters I'm a buyer here in Lubbock. My family and I have purchased 16 doors this yr in Lubbock this yr. all under 60k. And we use the BRRRR strategy also.

@Josh Beller does your PM get a percentage of repairs? 

How would they be taking advantage?

We self-manage, so I'm really not sure how they benefit?

Also, Tarvis Grant with the Grant Agency is a licensed realtor here in lubbock. He manages for my cousin and my cousin seems pleased. 

Michael Boulos at Service Title (down town) does most of ours. 

I have heard Hub  city title is good. But I’m not 100% convinced they are better than Service. 

We used Tray for setting up our LLC and some other stuff. He's a Great guy.

Are you local? If so, if you are doing the property management it helps your numbers quite a bit. 

But I don’t know many people who would put down $50k for $300 a month. 

There are plenty of investments around town. Several quality wholesalers who could find you a deal. A
