Could not agree more. I went to the BP conference in New Orleans a few years ago. Almost everyone I met, the first question they ask is "how many doors you own". People are so obsessed with the door count that they completely ignore what we are doing all this for.

Talk to all of the local credit unions. You might be able to find 80% if that’s your goal.

Be conservative on budget and time. Add at least 15-20%

Determining ARV is key.

Be upfront with your contractors. Do not pay them in full before they close all their permits.

Flipping multi families is less risky. You can always rent the units if marketing turns.

Make sure to take pictures or any type of proof they are gone. Change the locks, utilities and move on. Hopefully the security deposit is enough to minimize your loss.

It is in my opinion really not worth it to chase them down and sue.

I primarily do BRRRR projects and fill them up with section 8 tenants. I love the strategy and long term results. I would not spread in so many markets though. Find the one that you like and makes sense the most and become the leader there!

Keurig works great for our STR in the White Mountain NH. It is easy to maintain and can offer a pretty good variety of flavors.

@Donnie Tucker In my opinion driving for dollars is probably the worst strategy to acquire properties. I would spend the time driving for Uber (you will still pass by some distressed houses) and use the earnings for other marketing strategies.

I second Jason's take. We heavily invest in the Leominster/Fitchburg/Gardner area. You can still find cash flowing good properties in a market that is up and coming. Rents are going up and the demand is really high. I will be happy to connect you with someone from my team who can fill you in on this market, if interested.

@Ian HoganI love the Fitchburg market. It is easier to find a value add project and the rent prices and demand are really high.
