I personally am cash out refinancing the smaller properties I have. I did listen to David Green’s opinion on this. I generally like his takes more than anybody else’s on BP, but disagree with this one. It is a very tight market and extremely low inventory, but I think there are still descent deals. Even if you overpay today, but lock it on a low interest rate, what might not look very good today, will be great a couple of years from now.

We are not day traders, but in this for the long term!

Everyone on Earth is hiring right now. If she can't a job in today's economy  means she is not looking. Uber would give her a car, she could start immediately and make more than enough to pay her rent in a weekend!

I have plenty of tattoos and am doing much better than I could have ever imagined as an agent and investor.

Never even crossed my mind that my tattoos could slow me down on my journey.

If someone had chosen at some point to miss on my expertise and the value I bring because of tattoos, it is totally their loss.

They need to ask the landlord for a permission.

I would strongly advise against allowing it.

There are just way too many things that could go wrong and turn into a disaster. Plus, you won’t be getting extra income, so what is the point really?

I charge $25 a month for a cat, $50 for smaller dog breeds (less than 30 lb) and $75 for larger breeds. I don't ask for a deposit upfront.

In MA the proper way is to hold the security deposits into an escrow account. Since these type of accounts are interest bearing, you would need your tenant to fill out a W9 form. 

I have gone through a bunch of evictions and one the first things the court always checks is if the security deposit is being held correctly. If not, your chances are diminishing significantly.

Find out how much you need to live, then go out there and make as much as possible.

I am planning on selling a few older assets and 1031 exchange them to larger buildings.

Did 4 last year and a half. What a great way to expand your portfolio with no out of pocket money.

My other goal is also to do 5 BRRRR Deals.

Lastly, want to invest all my agent commissions into 3-4 family properties and live of the cash flow of my portfolio.

Very excited for the New Year!
