Buy debt right now. Interest is still around %3 while inflation is almost %7. No brainer in my opinion.

It is not the number of properties, but the equity you have in them. The general rule of thumb is $1M equity per LLC. For better sleep, buy a big umbrella Insursnce policy!

Real Estate investing business is a great career. Start as early as possible. Get your license and become a great agent. Save money and invest in properties and relationships. Being an agent will also broaden your networking and this will be your biggest asset.

In business, just like in sports owners and coaches that are friendly with their employees/players are not as successful.

I self manage part of my portfolio and for me renting was also the most frustrating part. I did it for almost a year and then found a local agent specializing in rentals. He does all the showings, background checks and selects 2-3 of the best applicants. I then meet all of them and pick one.

Getting this of my shoulders was one of the best RE related things I have ever done!

Yes, we only used the proceeds from the previous sale in the exchange. When it was all set and done our COC was around 45%.

Congratulations on the great effort and success.

I believe in the balance in life. You can’t just work and not live. Set some money aside for yourself and family. A weekend getaway, hobbies, sports. Something to look forward to. Treat it as a business expense . If you are less tired and stressed out, your productivity will be much greater.

Our lives are our biggest asset. As investors, we can not forget to invest in ourselves.

Lives break just as easy as houses, but are much harder to fix.
