Thanks everyone. It is a rental community. Lot fees of $340 monthly includes water and trash pickup. This seems high to me. What does lots of maintenance mean? $100 per month? I am budgeting $30 per month for repairs and upgrades right now. After more research, sounds like the actual mobile home is only worth probably around $5k is that correct? I will contact the community office to find out rules. Thanks for that heads up.

Closed on my fifth condo on 12/16 in Aurora, CO. Love learning new things from here almost daily. Closed on three condos in 2016 in the Denver market. I have some capital and would like to invest in properties but everything is over priced in our market now. Looking at buying a mobile home in ND as I have connections there. What are the biggest things to watch out for? What are the most common fees? Lot rent? Hoa fees? Taxes? Current deal I am looking at is for a 3 bd 2 bath for under $30k. Built in 1975. Thanks for your help.

Amanda Holden wow the market is now pretty much all over priced. I got three deals in 2016. And not even a good lead in 2017 yet. Hoa fees kill a lot of the deals I find as they are too high.
