Would like to expand my portfolio into notes

I have been a member of BiggerPockets for about 8 months now or so. Never posted anything before this as I was just reading the articles, blogs, and listening to the podcast. Closed on my fifth condo on 12/20/16 in 2 years and 2 months in Aurora, CO. Love learning new things from here almost daily. Closed on three condos in 2016 in the Denver market. I have some capital and would like to invest in notes now that the market is almost all over priced. Thanks for your help.

    Hi @Todd Schmitz, Notes can be a great strategy for any portfolio. Just be sure to read up on the amount of work needed to do them. My company buys 1st lien non-performing notes. We focus on occupied properties that are delinquent. Our strategy is to get as many re-performing as possible (thus receiving cash flow without the tenant headaches), and for those unwilling or unable to pay we offer them cash for keys or foreclose to get the property back. You can then sell outright, owner-finance the property for cash flow, or even rent/sell as turnkey rental for capital appreciation. 

    If you are interested, I recorded an hour long webinar that discusses the ins and outs of NPN buying, the systems and processes you need to have to make it a business and some example case studies of the various exit strategies.
