Gordon Vaughn Greg H. Thank you both for your posts. Can both of you let me know what you think about this deal- Looking at purchasing a HUD home in Colorado. Price has dropped one time since initial listing and it dropped 20%. What is the lowest price I can offer and still get the house based on no other offers? Is it 70% of the new lower asking price? Can I go any lower due to rehab costs? Thanks

I am looking at purchasing a HUD home. Has been on the market since March. Dropped in price once and it dropped 20%. Any guidance where I should put my bid in at? After reading the posts here it looks like 70% of lower asking price is the price? Is it possible to go lower or will the bid not be accepted? Thanks for your help.

Bill S. I agree with you mostly. I think condos can be a great investment as long as you do your due diligence about the HOA and financials, etc. If your are looking to rent to families, cherry creek schools is the district to be in for sure. As I said before all properties under $350k are moving fast. Like multiple offers within 5 days on some properties and usually offers more than asking price. Make sure you have everything ready, like financing, etc., when you go to look at properties. Good luck.

Aurora is a great city to live in. With that said it is priced at the high end of the market for pretty much everything under $400k and extremely competitive. I live in 80013. I have five condos in the Aurora market. Four of them are two bed two baths. I have never had a problem renting them out in a timely manner. I have increased rents every year for the past two years and will again. Most condos on the market currently are over priced but they are almost all selling due to the lack of inventory in the Denver metro area. Hope that helps.
