My accountant is retiring and I am looking for a tax professional that specializes in real estate. I currently own multiple single family homes and condos. I also have a full time job.

Coming up on the new year and I am going to shop my insurance policies as I have 7 properties plus auto plus umbrella. I usually have pretty good luck saving at least 10% when I have shopped them in the past. Who do you use for your insurance in Colorado? I currently use Farmers and an insurance broker to insure my properties. My portfolio consists of 4 - 2 bedroom 2 bath condos, 1 - 3 bed 2 bath condo, 1 - 3 bed 2 bath single family. Update. Went to mandatory mediation and knew my odds were probably better there than in court. Tenant of course tried to state that some of my pictures were not even of the unit. Haha. Of course I have them geotagged in my phone. I Ended up getting $445 of his $975 deposit after $30 mandatory mediation fee. Didn't pay for my time to clean the place but I am going to chalk that up to experience and learning. By the way Colorado law states you have 31 days to return someone's deposit or providing accounting for it unless specified in the lease agreement for no more than 60 days which is what my lease agreements state. My three page letter does spell out minimum hourly charges for cleaning, painting, replacing light bulbs, changing batteries in smoke/co detectors etc.

Wow thank you everyone for jump right in on this. Well I was told I had 60 days to provide him back the deposit or a breakdown of the charges. I sent it to him at about 45 days. Part of what I charged him was for late rent payments that I have full documentation from bank of dates deposits were made by tenant and amounts. I am SOL? Also it goes to required mediation the day before Court. Thanks

I am being taken to small claims court by a former tenant. Court date is in September. Any help and guidance would be greatly appreciated. I have pictures from before he moved in and when he moved out. I also provided him a three page letter detailing costs associated with repairs and things. I documented every day and hour I spent cleaning and making repairs. I also have every receipt for supplies I purchased. I currently own six rentals in Aurora/Denver Colorado area and this is the first time I will have to go to court. Thanks
