@Simon Stahl Ever look into any other market such as the Midwest? 

I know that here in the Detroit market, a very hot market right now, a ton of properties get sold on qcd. Mainly because it was previously bought from a tax sale. Here the cost to quiet a title can range from 700-2000 depending on whats clouding it. Its not an absolute terrible way to purchase, but for most buyers it is not preferred.

However, If you find some in a decent-good neighborhood with a steal price and the title isn't hard to clear, it may make financial sense. 

Those are good numbers, especially if the buyer holds them for the length. Do you buy notes regularly? If so, what markets?

Hello, 

So I introduced this off market property that came to me to the people in my company, they jumped all over but no one has buyers for it. For this thing to be built in 2009, with 6 bed and 6.2 baths who wouldn't want this. I was thinking that maybe my network isnt large enough or have the right people in it. Thoughts on this? Advice?
