Grant Cardone is a billionaire today because of the real estate he owns. I do not have any experience with this specific program, however I have bought other software programs he offers and found it very helpful. He is an expert in the real estate industry and I would only take advice from people who have experienced the system itself and no one else. Good luck in your real estate journey.

If you are laid off then NOW is the best time to utilize your time to study,read and listen to books and podcasts about real estate. Spend your time listening to the BP podcasts about different real estate topics that you potentially find interesting and want to get into. There are many episodes on experts in the STR market. Gather as much knowledge as you can, then take action. You do not need to know 100% about anything prior to jumping. Good luck.

Ask the listing agent to provide the T12 (trailing 12 months) for the property. Get rent rolls and find out the expenses. Ask an experienced agent or some experts in that specific area here on BP to see what is a good cap rate. Once you have the numbers down make sure it cash flows after PITI is paid out. Feel free to post the numbers here and ask for help. Plenty of great people on BP to get you to a finish line.

I would suggest a commercial broker for any multifamily properties. They understand it better as an investment property and how to break down profit and expenses to reflect an NOI. It's a business and usually used for living in. This is general and not to say some residential agents do not understand NOI. Make sure who you use owns investment properties on their own.

How much experience do you have in real estate investing and how much time can you dedicate? Once you determine that then you can find an avenue best suited for you. Narrow down a strategy and market you are looking into and then learn as much as you can about it. That’s a significant amount of money to invest and I am sure you want to see it grow and not be squandered in the wrong investment.

Can you explain your financing? You mentioned 25% down payment which would be $145,000. How did you work the 10 year fixed? Did you call many banks to get that?

I guess you could make an argument for both sides- tenant/landlord. Obviously on BP we are all against rent control for many reasons however it does have its place for certain tenants and I can understand it. As an investor I stay far away from Blue states and their tenant friendly laws. Without knowing all the details of the case, the Supreme Court must understand that as landlords we have many expenses that are not controlled like insurance and taxes so it does not benefit us to cap rents. Just my opinion.

You are preaching to the choir. Too many sellers still think it’s April. Rates shot up. Proformas should not be be looked at the same. I agree that you should offer what makes sense and show the seller your proforma with current rates and cash flow. Chances are the seller is an investor like you and me and will have a more level head at this point in the market. Keep us posted and good luck.

I just got done reading Raising Private Capital by Matt Faircloth. I have the same interests as you to look into structuring OPM. I would suggest you read it to get a better understanding on private equity and different types of loans to help you.

I just got done reading Raising Private Capital by Matt Faircloth. It will fill you in on the differences between private cash and Equity partners and how to structure the documents and loan amounts. I would recommend you read it.
