Hi,

 I just bought my house in Holmdel where I had the septic tank inspected and it was “unsatisfactory “.  We negotiated with the sellers a credit towards the repair of the distribution box. It didn’t stop us from buying the house at all. Hope this helps and feel free to respond with any questions.

Hi Tara,

I recommend Mike Parisi tax consultants in Colts Neck. He is real estate investment friendly as well. I have been to him for many years and get my real estate advice there as well. Hope this helps. Good luck.

Hi Daryl, I drive a lot for my job. I am in sales. What I do since I'm on the road a lot is listen to the podcasts here. I have listened to Brandon and Josh so many times it feels like I know them personally. There is so much information on them about whatever you are looking to learn. Good luck in real estate. 

Hi Wayne, I'm from Middletown. My mothers house is located in Point Pleasant on the water. It was flooded by hurricane Sandy with about 32" of water. It is currently being raised to 9' above sea level. All I can tell you is about flood insurance. Since it is a primary residence we were required by fema to have flood insurance on it many years ago (thank god). It's a cottage about 1500 square feet and we pay about $1400 per year. This number varies as to which zone you are in. Once the house is raised to above sea level we expect the insurance to drop significantly. My advice to you is to research flood zones and to see what insurance you are required to have as an investor vs primary residence. It can be a big difference. How high the house is at or above sea level will be factored into your decision. Hope this helps. Good luck on the shore.
