Do you think it is better (faster, easier, better price, etc.) to sell a 1-4 unit property with a residential agent or a commercial broker?

 I'd go residential agent that's an investor as well. 4 units are residential property so they'll be evaluated on comps and not cap rates. That being said, a residential agent investor will know cap rates in the areas and factor that into the pricing, although that's not how value is determined.
